These policies protect the home, the surrounding property, other guests on-site, and your overall experience. By booking, you agree to share these rules with everyone in your group and ensure full compliance. Guests are responsible for any damages, fines, or violations that occur during their stay. Serious breaches may result in removal from the property without refund. Exterior security cameras (video only) may monitor shared outdoor areas for safety and property protection. Camera locations are disclosed in the Health & Safety section. ★ General Rules ★ • No smoking or vaping indoors. Evidence of smoke of any kind (including marijuana) will result in a minimum $1,000 odor-remediation fee. • Smoking is permitted outdoors only, at least 25 feet from open doors and open windows. • Please lock all doors and windows when leaving the home. • Do not move furniture or décor without prior approval. Damaged or rearranged items may incur charges. • Restricted areas: Locked closets, utility rooms, or storage spaces are off-limits. • Toilets: Flush toilet paper only—no wipes, feminine products, or paper towels. • High-wattage appliances: Please avoid plugging in equipment that may trip breakers (space heaters, large tools, etc.). • Guests are expected to treat the home and property with care and respect at all times. ★ Fire Pit, Trails & Outdoor Use ★ • Fire pit use is permitted only when weather conditions are safe. • Never leave fires unattended and fully extinguish after use. • Do not burn trash, paper, or debris. Edward was a great host - he communicated before check-in, provided clear directions and was responsive. The house was lovey and my family of five enjoyed the convenient location to restaurants, hiking and other nearby attractions.

I cannot say enough great things about Edward's airbnb in Afton! We visited for my mom's 60th birthday, and the space was perfect. The location was fantastic - just a 10 minute drive from Shenandoah and the Blue Ridge Parkway for access to incredible hikes, walking distance to Veritas winery, and a very short drive away from numerous other breweries and wineries. The space itself was incredible - clean, well-decorated, and cozy. Edward had the airbnb stocked with everything we needed! The fire pit by the creek was such a great touch as well. The airbnb is connected to another airbnb on the property, but we still had plenty of privacy and you could not hear anything from the other guests. We'll definitely be back next time we plan a trip to Afton.

We loved our stay at Edward’s Airbnb! Cozy, charming and ultra clean! It was a little slice of heaven to come back to after visiting all of the President’s homes in the surrounding area. We took a little mountain getaway with my dog. Edward was extremely accommodating! The place was modern but cozy, clean, spacious and there was so much we could go do. Even though we ended up spending most of our time just relaxing. Close to wineries, breweries, etc. great outdoor space if you like to run or go on walks. Beautiful surroundings. Would go back again with a bigger group! Highly recommend doing your grocery shopping before you get there! The shops around don’t have a whole lot. Also, if you like antiques there are some incredible malls in the area! Factory Antiques blew my mind with 3 acres of antiques. Great time!

Rockwell Ridge is set in a peaceful, rural mountain area where scenic drives are part of the experience. 🚗 By Car The easiest and most reliable way to get around. Route 151 provides quick access to wineries, breweries, cideries, hiking areas, and the Blue Ridge Parkway. Most local attractions are within a 2–20 minute drive, and Charlottesville is about 35–40 minutes away. 🚕 Rideshare (Uber/Lyft) Rideshare availability is limited and inconsistent in this rural area, especially late at night or during off-peak times. Some guests use Uber or Lyft successfully for winery visits, but availability is not guaranteed. We recommend planning transportation in advance if you intend to use rideshare services. 🚶‍♂️ Walkability The immediate property is ideal for walking, with miles of private trails, creeks, and open land to explore. However, destinations outside the property—including wineries and restaurants—require driving. 🚲 Biking Biking is possible for experienced cyclists, but roads are rural, narrow, and often hilly.
